Preventive Maintenance
Everyone should be aware of the ways to prevent excessive wear and damage to wood floors. There are plastic guides that can be used to slide or roll heavy displays that can not or should not be lifted. Cups or pads are used under the Tables and chairs. These inexpensive and easy to use items will protect the hard wood floors from deep scratches, dents, marring and the early depletion of the protective finish. If an accident does occur the damaged areas should be repaired as it will cause further wear and damage to adjacent boards. A safe and aesthetically pleasing look is easily maintained.

The finish on hardwood floors protects the wood from moisture and dirt penetration. As long as the finish holds up the wood floor is protected. When the finish wears out the dirt will become imbedded in the wood grain and then can only be removed by sanding. Re-sanding is more expensive than re-coating, more time consuming and messy. To keep the finish from completely wearing out, you should have it buffed and re-finished. Signs that the wood floor needs a buff and coat, appear as heavy wear patterns in high traffic areas, after cleaning. The finish will take on a different sheen when it begins to wear thin in these areas. When this is obvious it is time to have the wood floors refinished.

When considering finish the site conditions, traffic use and look of the floor all must be taken into consideration. 
The industry standard is three coats over a freshly sanded floor. The three coats usualy consist of a sealer and two top coats with the last representing the final sheen of the floor. The first coat is sometimes replaced with a stain/sealer that displays grain more prominently.
